The NextLevel Planning Program (NLPP) is a program where participants learn to identify opportunities and bring them to fruition by creating an actionable investment plan. The program includes ongoing education specific to Real Estate Investing as well as Other Investment Alternatives. The ideal candidate is an investor (new or seasoned) looking to expand or revisit their current investment portfolio. Whether you own residential or commercial investment real estate assets, businesses, or highly appreciated stock we want to plan into the Next Level, may it be Exit Planning or Estate Planning. The Bankers Association estimates that over the next 20 years approximately $17 trillion dollars will exchange hands as one generation hands over its wealth to another. Much of this wealth transfer will be highly appreciated real estate which creates capital gains tax exposure when sold. Some commonly used tax deferral methods include 1031 exchanges, charitable trusts and traditional seller carry-back installment sale contracts. Two other options, a structured sale or deferred sales trust (DST) can be used with any kind of entity, e.g., LLCs, S or C election corporations, as well as individuals who own real estate, rental properties vacation homes, commercial properties, hotel, land, industrial complexes, retail developments to name a few.
